ACORN announced the 2008 Golden Hammer winners last week and 1428 Bainbridge Street got the nod for Best Residential Renovation, The National Theater won for Best Commercial Renovation, and The Reserve Condominiums won for Best Urban Infill.

This Queen Anne style house, built in 1910, is located on the corner of East 15th and Bainbridge streets. Although the building was in a state of complete decay, Luke Geiger knew that the main structural elements and prominent architectural features were worth saving. Geiger purchased this grand beauty at a Motley’s tax sale auction for the city of Richmond and went to work. Utilizing historic rehabilitation tax credits for the project, Geiger let the Secretary of the Interior Standards for Historic Rehabilitation guide him through the challenging renovation process. The results are stunning, and this formerly dilapidated house, with its prominent cross-gable roof and scrollwork attic vents intact and restored, once again stands prominently on the corner helping to re-establish life in this challenging section of Manchester.
